Job Description

Essential Functions :
  • Hires, manages, develops, trains, reviews, and sets goals for department and staff to include maintenance, janitorial and security.
  • Develops and implements facility management processes and procedure for preventative maintenance and life-cycle requirements for facility.
  • Establishes goals for team in accordance with company and division objectives.
  • Ensures the team understands the performance standards of their department and has a clear understanding of their own individual performance.
  • Ensures high productivity and adherence to turnaround time schedule by problem solving, motivating, and delegating.
  • Assess and ensure appropriate staffing levels; conducts interviews and hires staff to maintain staffing levels within the department.
  • Creates, implements, and maintains Standard Operating Procures (SOP) for facility management initiatives and dental equipment standards.
  • Oversees and responsible for facility mechanical, electrical and plumbing (MEP)
  • Ensures city, county, state, and federal regulations relating to the maintenance department are met at all times.
  • Manages external service providers ensuring that deliverables are met in a timely manner and within budget.
  • Stays up-to-date on business needs and initiatives to ensure alignment and needs are met.
  • Reviews and manages vendor’s work and contract to ensure projects are completed according to specifications; working with vendor directly on any discrepancies.
  • Initiates and carries out projects that improve efficiency and/or reduce operating costs.
  • Maintains safety, health, and environmental policies and procedures.
  • Reviews and finalize negotiated bids for facility work to be completed. Oversees and work with team to schedule MEP systems work and contractor services.
  • Routinely surveys and evaluates necessary maintenance to the facility and perform maintenance, testing, troubleshooting and repair on systems while maintaining proper records.
  • Observes and trends facility issues for continuity and improvement.
  • Tracks, maintains, and updates progress of all maintenance requests, projects, and tasks. Monitors maintenance queue and ensure teams complete requests in order of urgency.
  • Works with appropriate department in planning and execution of continuity plans.
  • Ensures compliance are adhered and updated with all applicable regulatory agencies.
  • Oversees all building systems and equipment.
  • Provides project management support for construction and facility tenant improvements.
  • Manages and supports team members in areas of problem solving, decision making, process improvement, and professional growth in accordance with company policies.

  • Handles employee relations matters including but not limited to performance management and enforcement of corrective or disciplinary actions.
  • Works with staff to resolve complex or out of policy operation problems.
  • Partners and coordinates with Human Resources in a timely manner on all employee relations matters.
  • Promotes and maintains a safe work environment, ensuring team members adheres to all safety protocols and Standard Operating Procedures and wearing personal protective equipment as required.
  • Takes a hand-on approach on sensitive, urgent, and/or special projects.
  • Perform other related duties and projects as business needs require at direction of management.
Education and Experience:
  • Bachelor’s degree in Facilities Management, Facilities Engineering or related qualification such as project management, business management, or construction management, preferred.
  • Minimum of ten (10) years of experience in facilities maintenance and repair.
  • Minimum of five (5) years of experience in a maintenance specialty (i.e., electrical, mechanical, plumbing).
  • Minimum of five (5) year of leadership experience.
Special Requirements/Certification:
  • Valid driver’s license and acceptable driving record.
  • HVAC certification or a certification in another maintenance specialty.
